Do’s and Don’t’s in Real Estate

Hi, this is Mary and Kristi with Mary Stuart Properties.  We are a new agency in Hot Springs, and while

Kristi is a new agent with 25 years  experience in construction and interior design, I have had the passion

of a brokerage in Little Rock for 17 years.  Together, we have many years of do’s and don’t’s in Real

Estate, and whether you are buying or selling, we want to share these tips with you:

  1. First and foremost, NEVER marry your house payment.  Regardless of the amount for

which you are approved,  work out a budget  and a payment that allows you to still enjoy

life.  Save for the future, pay off the past, and have fun today.

 

  1. A good rule of thumb is never to buy the biggest or smallest house on the block.  If you

buy bigger  and plan to sell, you will get less per sq. ft.  If you buy smaller, you will pay more

per s ft.  Sometimes size does matter.

 

  1. When preparing your house to sell, paint is cheap!  Look through the eyes of your buyer….

give your buyer a neutral palette upon which to envision making it their home.

 

  1. Sell your home with a one-year home warranty.  It shows the buyer you care and they

can renew it after one year.  With only a small deductible, they are covered for all appliances, HVAC, and many things in the house they are able to add to the warranty.

 

  1. Don’t have your old washing machine on the front porch.  Curb appeal is as important

as location, location, location!  Add happy to the outside….hanging flower pots, bright, colorful pots and plants…mowed lawn.

 

  1. Remove screens from windows across front of the house.  This will make the front look

cleaner and add a pop.
